Well fellas, I closed on a house in Florida Friday, retirement here I come. Just to recap what’s been going on over the past year most of which I have posted at one time or another, here’s how it all went. Last year we did not renew the lease on our cabin and sold it, we also sold our harleys and paid off our vehicles. This year we rolled the dice and moved out of our house and after much stress it finally sold. Two months ago my wife found a 3 bedroom 2 bath ranch style modular home on an acre of land just 2 blocks from the bay and less then a mile from the beach in Eastpoint Florida which is just across the bridge from st George island and Appalachicola. The home features a 2 car carport with a detached garage and workshop. It has a front and back porch with a brand new metal roof. It was listed at 170,000 and we thought something had to be wrong as there was nothing under 300,000 to compare it to in that area. We hired our own inspector to go have a look, the house had a slew of problems, most minor so we offered 150,000 and to our surprise they accepted. As it turns out it was an estate sale , the family just wanted money as fast as they could get it and jumped on the first offer....ours. I’ve already figured I will be putting about 30,000 in upgrades and repairs which isn’t a big deal. My retirement day is the last working day in July of next year so I have plenty of time to get things done. My wife and I are extremely happy. Eight more months, I’m finished. I’ll try to get some pics in here.

Up here in Canukistan, we have a major housing crisis. Homes are being bid on. When my son bought his townhouse 4 years ago, he paid $360K. Recently, his neighbours town house was listed at $609K and sold for over $650K. Three months ago, one townhouse in his complex was listed at $460K, sold for $510K. A month later, another was listed for $500 and sold for $580K and last month, his neighbour listed at $600K and sold for $650K ! That’s a rise of almost $200K in 3 months and some still had the original kitchen cabinets from when they were built 35 years ago! It’s getting ridiculous.

A house 2 doors away from me was listed at $694,500 last March and sold in 5 days for $755,000. Another house down the street was listed for $799,900 in early December and sold in 4 days for $1,030,000. I’m telling you, the market has gone crazy! I figure that I can probably get just under $1 million for mine but I’d have to pay much more than that for something else due to the bidding wars.

I’ve told my wife that we should sell and move into an apartment until it crashes and then buy a new one! What’s happened here in the Hamilton area, is that Toronto has priced themselves so high, that people are moving this way, where the housing used to be reasonable. However, now they’ve started skyrocketing here too! Yep, you still have to buy another house to live somewhere.

However, now they’ve started skyrocketing here too! I don't think we'll see a meltdown of the entire banking sector like 2008- the credit picture this time is a bit different. But I do think that there needs to be a correction in real estate values that will leave a lot of new buyers underwater. Bill of course has nothing to worry about as he is buying at under market value and probably paying cash anyway

Pretty much Even if house values fall it isn't necessarily a bad thing unless you want to borrow against it or sell it. Property taxes could fall as well. (I know that happened a couple of times locally--the market went down & property taxes did as well) But Bill--enjoy the new home & all the experiences that come with it.

The above pics aren’t very good but it’s the best my phone can do right now. The detached garage has an unfinished workshop in the back with electrical service so I’m going to install a ductless ac in there. Lots of cosmetic problems with the place most of which are minor. There are a couple issues that will require having contractors come in but we’re aware of all of it. It has a brand new metal roof which are common for that area. The yard is flat and just big enough to justify a riding mower. We are replacing all the appliances to include a new hvac system. All told, we have estimated dropping between 30 and 35,000 on upgrades which we are prepared for. We think we got the steal of a lifetime.....so happy.

We got extremely lucky with the Florida house, if the sellers weren’t in such a big hurry the could have done much better. It was an estate sale, the original owner died and left it to the family to divide the proceeds once sold, apparently they wanted money quickly and we benefited from it.

Fact is, we’ll barely touch any of the money made from the ak house, I feel like we really came out on top on this one.

He flew down at one point last year and hired a guy to do some renovations while he was back here in Canada. Frank kept In touch with the contractor thru emails, phone calls and FaceTime. The contractor would fire off photos of the work he was doing, sent drawings of his plans to get Franks approval. The guy completely renovated the kitchen, two bathrooms and put new hardwood flooring throughout. Frank finally went down to see the completed job last month when they opened the borders and he was blown away by the awesome job the guy did.
Maybe you should look into hiring a contractor to do the work so that it’s all done when you move in.

congrats, Bill. sounds like you've done your homework and found a great retirement home. and it's in a lot warmer climate. my wife and I were talking today about heading south as well. she's getting tired of Minnesota. there's nothing in Louisiana for me anymore. so, I'm thinking about settling in Mississippi.

He found a guy with great reviews on Google. He sat down with him and told him what he wanted and made a deal with him where he would pay for the material as needed and would hold back 20% of the quoted labour until he got down to see the completed work. The guy was very good and found him deals on the flooring, the kitchen cabinets and quartz countertop. So when he finally got down there last month, Frank paid him off and then gave him an extra few grand in cash as he was very happy with both the work and how the guy really helped him out considering they were almost 1500 miles apart.
